AVOCADOESGUACAMOLE

8 million pounds of avocadoes will give their lives to make guacamole consumed during Super Bowl XLVII. For this recipe, however, 2-3 avocadoes is all you need—and you’ll have the fans raving!

  • 2-3 ripe avocadoes, mashed with a fork
  • 1 T lemon juice
  • 1 T finely diced onion
  • 1 t salt
  • 1/8 t chili powder

Mix all together. Serve immediately, if possible. It can be preserved for about an hour in the refrigerator by putting the avocado pits into the guacamole and sealing with plastic wrap. Very ripe Haas avocadoes (the dark, bumpy ones) make the best guac.

Description: Jalapeno halves stuffed with cheeses and cilantro and baked for a fabulous appetizer or snack!

  • 12 large jalapeno peppers
  • 6 ounces cream cheese, softened
  • 6 ounces (1 1/2 cups) shredded mozzarella cheese
  • 1/4 cup (packed) finely chopped cilantro leaves
  • 1/8 teaspoon salt
  • Bread crumbs or Parmesan cheese, optional

1. Wearing protective rubber or plastic gloves, slice jalapenos in half lengthwise and remove the meat and seeds.*
2. In a medium mixing bowl, beat the cheeses, cilantro, and salt until creamy. Spread into halved peppers. If desired, dip or roll the tops of the peppers (the open cheese-stuffed side) in bread crumbs or grated parmesan cheese.
3. Place peppers cheese-side-up on a baking sheet. Bake at 425 degrees for 15 minutes or until hot and lightly browned on top. Serve and enjoy!
*If you like extra hot foods, you may want to leave the meat and/or seeds in the peppers. But taste and see how hot the pepper is first! We've found that home-grown jalapenos are much hotter than store-bought jalapenos.

REMAX sold signCongratulations! You have made it through choosing a REALTOR, listing your home, negotiating a contract, making appraisal and reaching a repairs agreement with your buyers as a result of the home inspection. However, the house isn’t sold until the papers are signed and the checks are cashed.  You, the Seller, can still take several simple steps to help insure a smooth settlement.

  1. Present your buyers with a clean house.  For example, move out all of your belongings before the final walk-through (except those you and the Buyers have agreed convey with the home). Go beyond the “broom clean” standard required by the contract and thoroughly clean the house, including the refrigerator, stove and oven.  Steam clean the carpets.
  1. Fill holes left from your paintings, etc., and paint the patch.  Leave paint cans marked with which rooms they match as well as carpet, tiles and/or hardwood that are still in the house.  Anything older and no longer useful should be discarded in the cleanup effort.
  1. If you have items you no longer need but think would be helpful to the Buyers, mention the things to your agent at least a month before settlement so that she can find out if the Buyers would prefer you to leave or remove them.  If you do agree to leave the sofa, riding mower or gas grill, do not let your movers load those things on the van! Be certain they are left with the house.
  1. Another simple step to insure a smooth settlement is to contact the cable company early with the settlement date.  Provide your agent with a complete list of utility providers you use. It is helpful to include phone numbers.
  1. Inform the electric company’s representative that the house is being sold, what the settlement date is, and the buyers’ name.  DO NOT, however, disconnect service.  The Buyers should call and transfer the service to their name, saving them an expensive set-up fee.
  1. And the final simple step to insure a smooth settlement is to make sure the lawn is mowed.  Pulling up to a nice, neatly trimmed yard is much more welcoming to your home’s new owners than an overgrown mess.

Some of these points are probably not required in your state, but performing these simple steps will go miles to help insure a smooth and happy settlement.  After all, wouldn’t you hope the Sellers of the home to which you’re moving are following these simple steps to insure a smooth settlement at the other end of your move?
