Rehoboth by the Sea is an oceanfront neighborhood located on the north side of Dewey Beach. This partially wooded and charming area of Dewey Beach is primarily situated east of Rt. 1, just south of Silver Lake and along the Atlantic Ocean. Residents of this neighborhood enjoy a nice wide beach and easy walks to all the attractions of Dewey and Rehoboth Beach.
Established circa 1925, Rehoboth by the Sea consists of single family homes, townhomes and condos. This neighborhood is very unique, as it includes both “in fee” and “leasehold” or “land lease” properties. A property offered “in fee” includes the land and the “leasehold” properties include the improvements (structure) and the remaining leasehold interest in the land.
Rehoboth by the Sea Realty Company were the original developers and due to slow sales in the early years, they began to offer non-renewable land leases in the 1950’s and 1960’s. The majority of these were for a term of 60 years and many of the 200+ leases expire prior to 2025. Upon expiration, these home owners are required to vacate the property and restore the land to its original condition. Financing the “land lease” properties tends to be difficult and the majority of the buyers pay cash. The positives of “land leases” are prices being a fraction of an “in fee” property and the low lease rates. The average land lease in Rehoboth by the Sea is less than $1,000 per year.

Units rarely become available within this small, charming neighborhood and prices start at $1M+.
Wilson Dunes is an “in fee” oceanfront luxury condo building, built in 1983 and located between West and St. Louis Street in Rehoboth by the Sea. Wilson Dunes is a total of 12 oceanfront units that feature three bedrooms, three baths and approximately 2,500 square feet of outside and inside space. Wilson Dunes is an elevator building with assigned parking and private dune crossovers for excellent beach access. Prices range from $1.3M to $2M.
Seastrand is a “land lease” oceanfront townhome community located just south of Silver Lake on Chesapeake Street. There are approximately 36 units in Seastrand and the majority of the land leases expire prior to 2025. The units consist of two to four bedrooms and the majority are “three-season”. Seastrand offers the quintessential beach experience and prices range from the $300’s to $600’s.
